Send the contract the moment it's ratified

The single highest-leverage habit. Every day between ratification and file-opening is a day the title search isn't running — and title cures (estate issues, unreleased liens, ground rent questions) are measured in weeks, not days. Same-day contract delivery means problems surface in week one, when they're schedule-proof, instead of week four, when they're a crisis.

What to include: the full ratified contract with all addenda, both agents' contact info, lender contact if known, and anything unusual you already know — "seller is out of state," "property was inherited," "there's a solar lease." One heads-up sentence from you can save ten days.

Expect proactive milestones — not silence
