Title Examination & Search

Every closing starts with a question: can the seller actually deliver clear ownership? Our examiners research the property's recorded history — deeds, mortgages, judgments, tax records, and liens — to answer it with certainty.

In Maryland we routinely uncover unreleased liens from old refinances, estates that were never properly probated, ground rent complications, and simple recording errors. Owner's & Lender's Title Insurance

Title insurance is unusual: you pay once, and the protection lasts as long as you own the property. A lender's policy (required by your mortgage company) protects the loan. An owner's policy — your choice, and strongly recommended — protects your equity.

Covered risks include forged deeds, unknown heirs surfacing with claims, undisclosed liens, and errors in the public record that even a diligent search can't reveal. If a covered claim arises, the insurer defends your title and covers losses up to the policy amount. We'll walk you through both policy types and enhanced coverage options so you can decide with clear eyes.

Settlement & Escrow Services

We quarterback your closing: coordinating buyers, sellers, agents, and lenders; preparing the settlement statement; collecting and disbursing funds through secure escrow; and running a closing table where every document is explained in plain English.

Wire Fraud Protection

Real estate wire fraud costs American buyers hundreds of millions of dollars a year, and Maryland is not exempt. Criminals impersonate title companies and email buyers fake wiring instructions days before closing.

Our protocol is strict: wiring instructions are verified by phone at known numbers, we never change instructions by email, and we educate every client on exactly what to expect before any money moves.
